Lettings Fees

APTUS EA LTD: Two main services are provided for Lettings.

Introduction only:
APTUS Estate Agents will handpick a tenant suitable for your property, we take great pride ensuring that the tenant we place within your property whether for a long term or short term let, is more than satisfactory and is an acceptable fit. These are the vetting procedures that are carried out:
- Locating a fitting tenant for your property.
- Credit checks
- Referencing
- Employment history
- Identity check/background check
- Tenant should have a suitable guarantor (If Applicable)

The deposit will be protected with MyDeposits our deposit protection scheme.
An inventory may be provided (if requested and at an additional cost)
All utility bills will be transferred over from the previous tenant (If applicable) to the new tenant, such as Gas, Electricity, Water and Council Tax.
The first month's rent will be handled by APTUS EA LTD and transferred to the landlord.

Management fees: 8% of the annual rent.
One off payment of tenancy administration - £200 (all inclusive).

Fully Managed Service;

If you choose to opt for our fully managed service, which is currently our most popular option with landlords, you will receive everything that is provided with the introduction only service but with a lot more at a much better value for your hard earned money.
The fully managed service is an all-inclusive management of your property where we will carry out looking for the ideal tenant, completely vetting them and moving them in while also collecting rent for the duration of the tenancy, quarterly inspections and updates of the property (if applicable) each month as well as any maintenance jobs will be carried out by our contractors, engineers and plumbers. The objective for this full management service is to ensure all landlords have a stress-free experience with us and leave all their concerns with us.

Our fully managed service also includes
- Carrying out all necessary certifications for the premises such as the Gas safety certificate, Energy Performance Certificate (EPC) and Electric certificate.
- Protecting the deposit with our deposit protection scheme
- Changing over utilities (Gas, Electric, Water, Council tax)
- Collecting rent from tenants
- Dealing with general and emergency maintenance
- Any other issues within the property will be dealt with.
- Each issue/case will be assessed accordingly and the landlord will be informed before any decisions have been finalised.
- A full check in and check out inventory will be carried out before taking over management, before the tenant moves in and after the tenant moves out.

Management fees: 10% of the annual rent.
One off payment of tenancy administration - £200 (all inclusive).

We also work with local authorities in and around the Berkshire area who provide fully vetted tenants for a select number of our properties.
